Full-Service Vacation Rental Management Without the Hidden Fees

Local, performance-driven management for Bryson City and the Smoky Mountains—designed to increase

your net income, reduce unnecessary costs, and protect your property.

  • Commission on Rental Income Only

  • No Additional Resort, Amenity, or Damage Waiver Fees

  • Local, Proactive Property Management

Most owners aren’t losing money in one big way—it's happening in multiple small ways.

Most owners we speak with are experiencing at least one of these:

  • Underperforming pricing strategies

  • Hidden or stacked fees

  • Reactive maintenance and costly repairs

  • Poor initial property setup

  • Slow communication and operational inefficiencies

A lower management fee doesn’t matter if your property is underperforming or overcharged.

Built to improve your net return—not just increase bookings

  • Rent-only commission model

  • No hidden or stacked fees

  • Proactive property setup and standards

  • Seasonal property protection plan

  • No-markup maintenance model

  • Local, hands-on management

Smokey Bear, wearing his iconic ranger hat and headphones, smiles as he neatly arranges a pillow on a plaid-covered bed inside a cozy log cabin. Warm golden morning light streams through a large window, illuminating the rustic interior with a stone fireplace and scenic forested mountains in the background. Subtle musical notes float near his head, enhancing the peaceful, cheerful atmosphere.
In a softly lit forest during golden hour, Smokey Bear stands focused with a professional DSLR camera aimed at a rustic log cabin. Wearing his classic ranger outfit—tan shirt, jeans, and wide-brimmed hat labeled "SMOKEY"—he appears concentrated on photographing the cabin as if staging it for a real estate listing. The cabin is bathed in warm sunlight, with a dirt path leading up to its porch and trees surrounding the scene in a tranquil woodland setting.

Transparent pricing designed around owner profitability

We charge commission on rental income only—not cleaning fees. We do not add amenity fees, resort fees,

or damage waiver charges that quietly reduce owner profits.

Cleaning is a true pass-through cost paid by the guest and covers housekeeping labor, linen processing, basic supplies, and routine turnover needs.

Frequently Asked Questions About Vacation Rental Property Management

How does your management fee work?

We charge a percentage based on rental income only.

We do not charge commission on cleaning fees, and we do not add amenity fees, resort fees, or damage waiver fees that reduce owner profits.

This structure ensures you keep more of your actual earnings.

Do you charge commission on cleaning fees?

No.

Cleaning fees are paid by the guest and are treated as a true pass-through cost. These funds go directly toward housekeeping labor, linen processing, and supplies required between stays.

What does the cleaning fee cover?

Cleaning covers all routine turnover costs, including:

- Professional housekeeping labor

- Laundry and linen processing

- Basic guest supplies (toilet paper, paper towels, soaps, etc.)

- Routine hot tub cleaning and maintenance

There are no separate consumable charges billed to the owner.

How are maintenance and repairs handled?

All maintenance is billed at actual cost with no markup.

We coordinate all vendors and scheduling, and for smaller issues, we can often handle repairs internally through a standard service call—saving time and money.

Do you mark up maintenance or vendor work?

No.

We do not add markup to maintenance or vendor invoices. Our goal is to keep your operating costs as low and transparent as possible.

How do you handle hot tub maintenance and chemicals?

Routine hot tub maintenance and chemical balancing are handled during cleanings.

Additional chemicals are billed at cost only, with no markup.

We also perform two system flushes per year (approximately $85 each) to maintain water quality and protect equipment.

Unlike many companies, we do not charge a recurring hot tub fee. Costs are based on actual usage and service needs only.

How are linens handled?

Linens are owned by the property owner but standardized and managed by our team to ensure consistency and efficiency.

- We provide and manage:

- Pillowcases

- Bath towels

- Hand towels

- Washcloths

- Makeup removal towels

- Top sheets (triple-sheeting system)

Do you charge annual linen fees?

- 3-bedroom properties or less: Linen replacement is included

- 4+ bedroom properties: A simple linen replacement program applies

Linens are replaced based on wear—not on a fixed schedule.

How often are linens replaced?

Sheets typically last around 2 years possibly longer

Towels and washcloths are replaced more frequently due to higher wear

Replacement is based on condition, not arbitrary timing.

What makes your management approach different?

We focus on preventing problems before they happen, not just reacting to them.

This includes:

- Proactive property setup

- Identifying common failure points early

- Reducing clutter and wear

- Enforcing occupancy limits

- Avoiding high-failure items like sleeper sofas

Our goal is to reduce long-term costs while improving guest experience.

Do you handle guest communication and bookings?

Yes.

- We provide full-service management, including:

- Guest communication

- Booking management

- Pricing optimization

- Calendar management

- Listing performance improvements

- Discounted cleaning rates

You maintain full flexibility to use your property.

Do you provide reporting and owner access?

Yes.

You will have access to:

- Booking calendar

- Reservation details

- Monthly owner statements

- Financial reporting

We also provide annual 1099 documentation.

Why should I choose a local property manager?

Local management allows for:

- Faster response times
